Retreat at Chancellorsville

Retreat
at Chancellorsville, a 284 lot age-restricted gated community
nestled within the rolling terrain of Spotsylvania County, Virginia
reflects the rich heritage of the community. All of the homes in
this development are single-family detached designs that feature
a charming Colonial Williamsburg flair.
SDI worked
with one of its most valued clients, Tricord Inc., to negotiate
the rezoning of this 88 acre parcel and to develop the construction
plans for the development. Specifically, SDI provided rezoning exhibits,
generalized development plan, final preliminary plat, preliminary
grading plans, final design plans, regional utility upgrade plans,
construction stakeout, final plats, lot monumentation and other
miscellaneous items to complete the project.
In keeping
with its reputation as a valuable and responsible community leader,
Tricord graciously donated an 8 acre parcel to Spotsylvania County
for their use and also sold, at below market value, a large tract
of land to the Civil
War Preservation Trust for their use and preservation. This
property has been identified as a critical component of the Battle
of Chancellorsville, and was a site of a recent reenactment
of this key Civil War engagement.
This project
had many challenges, as it is situated amongst the historic Civil
War battle grounds of Chancellorsville, and it contains vast areas
of wetlands. SDI was able to strategically layout the infrastructure
and building parcels in such a way as to avoid impacts with the
existing wetlands while preserving the natural topographic features
of the site. Extensive nature trails were also designed and integrated
into the natural environment. SDI's design strategy helped to minimize
the grading necessary and allowed for the timely and cost effective
completeion of the project for our client. The utilities portion
of the project also provided a challenge as the proposed sanitary
sewer design involved the design and construction of a new regional
pump station which would serve the project, as well as replace two
existing and outdated pump stations serving existing homes.
